Buyers sometimes place too much emphasis on the square footage. Fact is some large places feel small and some small places feel big. Layout, furntiure size, ceiling height, windows all play a part. One senior agent in my office is famous for getting listings that “feel bigger”. All this boils down to getting buyers to consider looking at places that are a little smaller. technically that is.

Price per square foot is dependent on square footage. Small that feels big translates to lower ppsq. Bargain city.
