April was a seesaw. Bidding wars on the good stuff. Buyer enthusiasm. But also buyer cautiousness coupled with lending cautiousness slowing down the buying process.

If you’re a seller, price it well, understand your competition. I mean really understand your position to the competition. Get straight talk from your realtor. Not what you want to hear but the truth.

Buyers: There’s a lot to choose from but the good stuff will go and sellers aren’t usually moving more than 2 or 3 % from the asking price.

The market will hold a lot of disappointment for both buyer and seller until they both realize it is not a lopsided as they wish.
